Research and Resources

Expanded Polystyrene (EPS) panel technology is one of the most promising alternative building technologies for faster, lighter and more energy-efficient buildings in Kenya. Our research looks at how EPS panels perform on real sites, what they cost compared with conventional masonry, and where they make the most sense.

How EPS panels work

An EPS panel has a lightweight core of expanded polystyrene sandwiched between two layers of galvanised steel wire mesh, joined by steel connectors through the core. Once the panels are erected and fixed to the foundation, both faces are finished with structural plaster or shotcrete. The result is a solid, reinforced wall that is far lighter than block or stone.

Why it matters

  • Speed: panels are light, easy to handle and quick to erect, shortening the walling stage significantly.
  • Thermal comfort: the polystyrene core insulates the building, keeping interiors cooler by day and warmer at night.
  • Lighter structures: reduced wall weight means lighter foundations and less concrete and steel.
  • Less waste: panels are cut to size, with little rubble or breakage on site.
  • Versatility: suitable for walls, partitions, floor slabs and roofs in houses, offices and extensions.

What to consider

  • Skilled installation: correct fixing, mesh overlaps and plaster thickness are essential to performance.
  • Fire and finishes: the plaster layers protect the core, so specified thicknesses must be achieved.
  • Approvals: use an accredited system and confirm acceptance with the county and the National Construction Authority, which accredits alternative building technologies.
  • Fixings: heavy wall-mounted items need appropriate anchors planned in advance.

Our research

Our technical paper below covers the panel system, construction sequence, structural and thermal performance, and practical guidance for designers, contractors and clients considering EPS for their next project.
